Requirements |
You must be
over 21 years of age to rent any of our properties. |
Cleaning |
A cleaning
charge will be applied to all reservations. Each cleaning
charge varies according to cabin size and number of rooms. |
Minimum Night Stay |
There is a 2
night minimum stay on all properties. During July, October, holidays
and special events, the minimum night stay will increase. |
Pet
Policy |
Pets are allowed in a few of our cabins. There is a $50 -
$75 non-refundable pet fee, depending on the size of the
pet. The number of pets allowed in Pet Friendly units is
restricted. Ask a reservationist for details. No pets are
allowed in properties not specifically marked as Pet
Friendly on our website. Pet Friendly units do not allow
dogs larger than 35 pounds. If unregistered pet(s) are
found in the unit, you will be asked to leave the premises
forfeiting all remaining rent and security deposit. There
will also be an additional charge for cleaning the carpet
and furniture. The minimum amount charged to your credit
card will be $100.00. Pet owner takes full responsibility
for damages and/or excessive cleaning caused by their pet. |
Cancellation Policy |
If reservations are cancelled 30 days prior to arrival, you
will receive a full refund less a 25% cancellation
fee. If reservations are cancelled within 30 days prior to
arrival, there is no refund. You may reschedule with no
penalty up to 72 hours
prior to arrival. |
Key
Policy |
All keys must be returned to the office. If keys are not
returned you will be charged a lost key fee of $15.00 per
key. Some of our units come equipped with a key code. If
this applies, call the office upon departure and let the
staff know that you are checking out. |
Payment Policy |
Deposit of one
nights rental required to secure reservation. Balances are
due two weeks prior to arrival. We accept cash, cashiers
checks, travelers checks, money orders and all major credit
cards. NO PERSONAL CHECKS ACCEPTED WITHIN 30 DAYS PRIOR TO
ARRIVAL. Cabins must be paid in full prior to keys being
released. Pursuant to TCA
62-13-1047Di: Reservation deposits may or may not be kept in
an escrow account prior to arrival. |
Refunds |
In the Smokies Weddings & Cabin Rentals is a property
management company only. All cabins are privately owned, and
there will be no refunds given for nonexistence of items,
malfunction of any items/appliances, Acts of God,
electrical/power/water/cable outages or inclement weather.
Refunds will not be given after check-in for any reason. |
Local Fire Codes/Maximum Occupancy |
Tennessee law provides fines up to $500 and/or
imprisonment for defrauding an innkeeper.
Each rental unit lists the number of people the unit will
sleep. This is the Maximum Occupancy for that unit. Local
fire codes prohibit exceeding maximum occupancy. You must
provide our reservation staff member with the number of
guests, including children, when making your reservation.
If you are found having more guests than you registered for
at check-in, you will be asked to vacate the premises and no
monies will be refunded.
House parties are strictly prohibited.
If we learn of a party, the police will be called, you will
be asked to leave, and you will not receive a refund of any
funds paid. If warranted by damage, criminal charges will
be filed. You will be obligated to pay for damages and any
excessive cleaning required as a result of the house party.

Late
Arrivals |
We suggest if possible arrive before our office has closed
for the evening. If you do arrive after normal office hours,
we are not responsible if you are unable to find your cabin.
We will provide a map and key only. If you are receiving a
late arrival packet, you will have to check-in to the office
the next day before 11 am or you will be charged a $25
Processing Fee. |
Maintenance |
In the Smokies Weddings & Cabin
Rentals performs regular maintenance on all cabins and makes
every effort to keep all amenities in good working order. As
in any home, appliances, hot tubs, A/C and heating units,
satellite TV, fireplaces, etc. may malfunction on occasion,
and while we do not offer refunds or discounts for such
malfunctions, we will make every effort to correct any
deficiencies as soon as possible during regular business
hours. If you check-in after hours or discover a problem
after hours, please contact us in the morning (after 9am) at
865-429-1440 unless it is an emergency � such as no heat,
water, or electricity.
Regular maintenance hours: 9am - 6pm (Monday - Friday)
(Saturday and Sunday - emergencies only)
If you request after hours maintenance for a non-emergency,
you will be charged $25 per hour with a one hour minimum
charge. (Example: $25 locking yourself out, getting lost
going to your unit, etc.) |
Check-In/Check-Out |
Check-In time is 3:00 pm
Eastern Standard time.
Every effort will be made to
have your unit ready, but during peak season there may be a
slight delay. If you arrive before our 3 pm check-in time
and your unit has been serviced/is ready for your arrival,
you maybe able to check-in early. Each unit is supplied
with: small bar of soap per bath, garbage bag(s), 2 rolls
toilet paper per bath, 1 small dishwashing detergent, linens
for beds, initial supply of towels and washcloths, and basic
cookware and dishware. This is only a complimentary supply
to assist you through the first day only.
Check-Out time is 11 am Eastern Standard time.
As a courtesy to incoming guests, the unit must be vacated
by 11 am. Failure to abide by the scheduled check-out time
could result in a late check-out fee. Leave the unit in
reasonable order, similar to how you found it, or you will
be charged an additional Cleaning Fee. See the Guest
Information Guide in your unit for check-out procedures. |
Fireplaces |
Firewood is provided October 1 � March 31, but starter
kindling is not provided. All fireplaces, gas or wood are
closed April 1 � September 30 (Fireplaces not to be used
during these dates). During this closed period, a clean
charge of $25 will be assessed if a wood burning fireplace
is used. Do not place anything in a gas fireplace and do not
move the log configuration. |
Pool Tables |
Select units have pool tables. Please use care when using
the pool table in your unit. There will be a $50 minimum
charge to replace broken pool sticks. If the felt on the
pool table is damaged a fee of no less than $350 will be
charged. |
Hot Tubs and/or Jacuzzis |
Note: You are using the Hot
Tub/Jacuzzi in your unit at your own risk. We do not advise
you to use these tubs after consuming alcoholic beverages or
if you have existing health problems, including high blood
pressure, heart problems, etc. We also advise pregnant
women against using Hot Tubs or Jacuzzis. Hot Tub
temperatures by law cannot exceed 103 degrees.
Do not use foaming agents (such as bubble bath, etc.) of any
kind. They may cause severe damage to the mechanical parts
of the tub and you will be charged a cleaning fee of $50 for
the removal of the agents. Additionally, you will be
charged for any damage to the tub as a result of the foaming
agent. For Jacuzzis or whirlpools, please do not turn on
the timer switch for the jets until the tub is filled above
the jets, for this will air-lock your jets or burn out the
monitor, either of which would result in you be billed for
the damage. Hot Tub covers are not to be walked on (even by
small children), sat upon, or used as sleds. The cost to
repair or replace these covers starts around $300.00. You
will be charged for damages from misuse. |
Inclement Weather |
The mountains are very unpredictable starting
late November into the months of December, January,
February, March and even mid-April. During winter months,
four-wheel drive and/or chain-equipped vehicles should be
considered. While we will assist you in any way, we do not
offer discounts or refunds if you are unable to arrive to
your unit because of weather conditions. We cannot provide
transportation at any time as the weather and road
conditions are clearly beyond our control. There are no
refunds or adjustments for inclement weather. |
Insects |
Guests may occasionally encounter small amounts of lady
bugs, flies, bees and etc. Perhaps the most surprising (and
alarming) pests you might encounter are the local
scorpions. The mountain scorpions are typically not deadly
or more dangerous than a bee or wasp, unless you are
allergic. Each unit is professionally treated by a licensed
pest control service for critters and bugs on a regular
basis. However, it is the mountains and occasionally
critters do make their way inside. No refunds given in these
instances. |
Liability |
The rental properties are under the
management In the Smokies Weddings & Cabin Rentals, who acts
only as an agent for the owners. Under no circumstances will
In the Smokies Weddings & Cabin Rentals be responsible for
any injury, loss, expense, damage, claims, direct or
indirect, consequential or otherwise. In
the Smokies Weddings & Cabin Rentals is not responsible for
lost or stolen items. Guest items which are found will be
returned to the rental office. Items can be returned at the
guest's expense.
We reserve the right to refuse or
discontinue service to any person and /or rescind any
contract for accommodations or guest services. All
properties are privately owned; In the Smokies Weddings &
Cabin Rentals and the homeowner will not be responsible for
accidents or injury to guests for loss of money, jewelry or
valuables of any kind. If legal action is needed, the
guest(s) will be responsible for all legal fees. All cabins
are privately owned, so rates, descriptions, bed sizes,
furnishings, etc. may change without notice, due to any
malfunctions or owner changes. We reserve the right to
change rental assignments without notice or liability, in
the event the unit is sold or becomes unavailable. Rates,
policies, and unit furnishings are subject to change without
notice. |
Online Booking Policy |
I understand when booking
online that any cabin listed as "AV" will not receive any
discounts. All "AV" online reservations will be
adjusted to the normal season rates and I will be charged
accordingly. 10% online discount is not valid on
last minute specials (rates in green are already
discounted)! 10% Discount not valid during Holidays. ALL Discounts will be adjusted and you will be
charged accordingly. |
